Job Summary:
The Transactions Director will help the Church acquire institutional grade investment properties. They will be a leader within the industry as well as within the company. As a company leader, they will be able to help direct the investment property strategy of Property Reserve, Inc.
Overview of Position:
A Transactions Director at Property Reserve, Inc. is responsible for property investment efforts of the Investment Properties Management Department by identifying, analyzing, negotiating, recommending, and closing real estate investments within assigned markets. Property acquisitions include multi-family, office and industrial investment real estate, not ecclesiastical properties.
The Transactions Director is expected to be expert in the assigned markets. They are expected to build and maintain strong working relationships with key real estate professionals in the market. The position is based in Salt Lake City, UT with an acceptable timeframe to relocate to Salt Lake City as needed. Assigned markets will include major metros in the United States.
Responsibilities
Primary Responsibilities:
• Contributes to defining the investment strategy and recommends tactical investment criteria
• Identifies and underwrites investment opportunities in growth markets
• Presents investment recommendations for approval, showing economic merit through rigorous financial analysis and personal inspection of the asset and comparable properties.
• During due diligence, substantiates and verifies all key assumptions through appraisals, feasibility studies, engineering studies, environmental reports, financial statement and lease audits, title reports, surveys and other legal opinions
• Negotiates purchase and sale contracts
• Responsible for selected dispositions
• Contributes to annual valuations of portfolio properties and hold/sell analysis
Qualifications:
Skills/ Experience:
• MBA/MRED, CCIM, CFA or other Master’s degree preferred
• Minimum of ten (10) years of commercialreal estate transactions experience
• Track record of successful acquisitions and financial returns
• Established relationships with key brokers, developers, and institutional property owners
• Deep experience in pricing of real estate risk, markets, and asset selection within markets
• Excellent negotiation, communication and presentation skills, both oral and written
• Proficient in Microsoft Excel and Argus
• Solid real estate judgment with expert quantitative analysis skills
• Experience in structuring forward commitments and joint ventures preferred
• History of working cooperatively with related teams: asset management and development preferred
• Travel required
Worthiness Qualification
• Must be a member of The Church of Jesus Christ of Latter-day Saints and currently temple worthy.
